La Rosaleda Stadium: remodeling Project

The Málaga City Council, the Málaga Provincial Council, and the Andalusian Regional Government -owners of La Rosaleda stadium- have been working on analyzing and developing a profound transformation of its facilities, through expansion, renovation, and rehabilitation of the stadium, as well as adapting its immediate surroundings, so that it can meet the highest FIFA standards and be one of the venues for the 2030 World Cup. Parallel to this analysis and strict compliance with FIFA requirements, the administrations have also been evaluating the possibility of the Stadium becoming a multipurpose venue that can host a wide number of events and activities, beyond its usual use as a football stadium.

ZERTIOR has been linked to the project from the beginning: initially through a commission from the Andalusian Regional Government that served to share our general, market, and financial vision on this opportunity with the administrations; subsequently, in alliance with CBRE (a leading company in the provision of real estate consulting services worldwide), through a detailed work developed for the Málaga City Council consisting of the “study of the development potential and exploitation alternatives of La Rosaleda stadium and complementary facilities”.

The essential areas of the work developed are:

  • Analysis of the stadium’s potential to become a large multipurpose venue under a 365-day exploitation model, including market analysis, development of the business model corresponding to this new facility model, and an approach to the economic impact it would generate for the city.
  • Analysis of the investment associated with the stadium remodeling project, both in its “conventional” view as a purely football stadium and in that other more ambitious “multipurpose” conception.
  • Analysis of the best use of spaces adjacent to the stadium and the land located in its area of influence, and identification of potential investors. All of this in order to obtain an approximation of the value of these assets, as a way of contributing to the financing of the remodeling project.
